A roof can look perfectly sound from the ground and still allow water in at its most vulnerable transitions. Flashing is the metal or membrane material installed where roofing meets a chimney, wall, skylight, vent, valley, or other interruption. Knowing how to inspect roof flashing helps property owners spot early warning signs before a small opening turns into stained ceilings, damaged framing, or a larger roof repair.

Freeze-thaw cycles, wind-driven rain, snow buildup, ice dams, and summer heat all cause materials to expand, contract, and wear over time. Start With a Safe Ground-Level Inspection

Look for cracked or missing mortar around counterflashing, exposed fasteners, open joints, loose metal, or sealant that has split and pulled away. Rust streaks on the chimney, roof, or siding may also point to deteriorating metal. Sealant can be part of a flashing system, but it should not be the only thing holding a failing section together.

Examine Step Flashing Along Walls and Dormers

Step flashing is installed in overlapping pieces where a sloped roof meets a vertical wall. Each piece should direct water onto the shingle below it, creating a layered path away from the home.

From above or from a ladder position, look for flashing that is exposed too far, bent outward, crushed, or missing between shingles. Check the siding or wall covering above it for water stains, peeling paint, soft wood, loose trim, or moss growth. These signs can indicate water has been getting behind the wall covering instead of onto the roof.

Inspect Skylights, Vents, and Pipe Boots

Skylights and roof vents rely on flashing kits, gaskets, and properly integrated shingles to stay watertight. Look for cracked corners, lifted metal edges, gaps at the top of the flashing, and dried or missing sealant where the manufacturer requires it.

For plumbing vent pipes, inspect the rubber or neoprene boot around the pipe. Cracks, splits, brittleness, or a loose metal base can allow water through even when the surrounding shingles look fine. Pipe boots often fail before the roof covering itself, especially after years of sun and temperature changes.

Look Closely at Valleys

Roof valleys collect a high volume of runoff. Depending on the roof system, they may use exposed metal flashing or a protected flashing membrane beneath the shingles. Either way, valleys deserve close attention after storms and at least once a year.

Watch for lifted shingles, exposed nail heads, debris buildup, separated seams, corrosion, and branches that trap moisture. Leaves and pine needles can hold water against the roof and make it harder to see a developing problem. Clear loose debris gently from accessible valleys, but do not pry up shingles or scrape at the surface.

Signs Flashing May Already Be Leaking

A flashing problem is not always visible from the exterior. Indoor and attic conditions often provide the first evidence. Check the attic after a heavy rain, using a flashlight to look around chimneys, vents, and skylights. Darkened sheathing, wet insulation, mold-like staining, and fresh water trails should be addressed promptly.

Inside the building, look for yellow or brown ceiling stains, bubbling paint, damp drywall, a musty odor, or trim that is swelling near exterior walls. Water can travel along roof decking or framing before it appears indoors, so the stain may not sit directly below the actual flashing failure.

Commercial property owners and managers should also inspect interior areas below rooftop equipment curbs, parapet walls, drains, and penetrations. Flat and low-slope systems use different flashing details than asphalt shingle roofs, but the warning signs are similar: open seams, failed terminations, ponding water, and moisture inside the building.

What Not to Do During a Flashing Inspection

Avoid treating every visible gap with a tube of caulk. Roofing sealant can be useful for limited repairs when applied correctly, but it is not a reliable substitute for properly overlapped, mechanically secured flashing. Excess sealant can also hide the source of a leak and make a later repair more difficult.

Do not lift shingles unnecessarily, drive new nails into flashing, or place screws where water naturally flows. A misplaced fastener can create the very leak you are trying to prevent. It is also wise to avoid pressure washing the roof or chimney flashing, since high-pressure water can force moisture beneath shingles and damage older materials.

If you see loose metal after wind damage, do not assume it can wait until the next season. Wind can continue to work a lifted section free, exposing underlayment and roof decking during the next storm.

A homeowner visual check is useful, but some flashing defects can only be confirmed by examining how the materials are integrated beneath the shingles, siding, or masonry.
